Project details presented by Daryl Mapson of Tribe Architects.  Presented details on the addition, removal of the interior car wash features, adding a new wood roof, a new aluminum storefront, painting the existing block, color and material samples, LED lighting

 

Committee Questions, Comments, Concerns

  • Are there public restrooms?
  • Are you staying within the existing footprint?
  • Do you have any photometric drawings to show light cast?  Can you use a rope light and ran it under the shadow line to cast the lighting on the storefront
  • Adding to the existing landscaping beds.  Return with full landscaping plan.
  • Can all the concrete be pulled up surrounding the car wash area.
  • Move the dumpster enclosure to closer to the building.
  • Crash rated bollards because the existing bollards are dinged up.
  • Will the existing walk be rebuilt?  Yes
  • Are you tearing out the existing bollards are installing new ones?  Yes
  • Can you increase the walkway to at least 5'?  Yes, will have to move the parking spaces south

Motion to approve with the following conditions

  • submit a photometric plan and updating lighting plan using rope lighting
  • full landscaping plan showing the additions to the planting beds, study using evergreens for opacity
  • relocating the dumpster enclosure to closer to the building
  • removing the asphalt surrounding the old car wash and adding grasses/landscaping
  • increasing width of side walk and extending it to St. Clair
  • install new crash rated bollards
